Important information about fees

BEFORE YOU MOVE IN

Referencing Fee: £60.00 per person.

Referencing includes; identity, immigration and visa confirmation, financial credit checks, obtaining references from current or previous employers / landlords and any other relevant information to assess affordability.

Company Referencing Fee: £120.00 per company.

A full analysis of balance sheet and profit and loss, assessing the financial suitability of the company. Details of directors and shareholders are analysed to give an all-round opinion of the suitability of the company.

Guarantor Reference Fee: £60.00 per guarantor (if required).

Covers credit referencing and preparing a Deed of Guarantee as part of the Tenancy Agreement.

Administration Tenant Fee: £240.00 per property.

To process the application, associated paperwork, contract negotiation and creation of contract.

Accompanied Check-Out Fee: 1 bed – £240 / 2 bed – £258 / 3 bed – £276.

Preparing an Inventory and Schedule of Condition of the property once vacant, and taking meter readings for utilities and services.

Permitted Occupier Fee: £60.00 per permitted occupier.

Explaining to any permitted occupier their rights and responsibilities towards the named tenant(s) and landlord as well as the provision of documentary guidance and assistance during the tenancy.

Tenancy Deposit: 6 weeks’ rent

Returnable security deposit to cover the risk of property damage. This will be protected in a Government-authorised scheme and may be returned at the end of the tenancy.

Student Deposit: 8 weeks’ rent

Returnable security deposit to cover the added risk of property damage. This will be protected in a Government-authorised scheme and may be returned at the end of the tenancy.

Pet Deposit:

Returnable additional security deposit to cover the added risk of property damage. This will be protected in a Government-authorised scheme and may be returned at the end of the tenancy.

DURING YOUR TENANCY

Replacement tenant fee: £240.00

Covers the administration costs, associated paperwork, contract negotiation and creation of a new contract. Please note a reference fee for any new tenant will be applicable.

Amendment Fee: £120.00

Contract negotiation, amending terms and updating your tenancy
agreement during your tenancy.

Renewal Fee (tenant’s share): £90 per property

Contract negotiation, amending and updating terms and arranging a
further tenancy and agreement.

OTHER FEES AND CHARGES

Out of Hours Services: £95.00 per hour (plus costs incurred)

Where actions of the tenant results in the agent (or nominated contractor) attending the property, time to remedy the situation is charged at the hourly rate.

Unpaid Rent / Returned Payments

Interest at 8% above Bank of England Base Rate from date due.

Professional Cleaning (if required):

Cost is dependent on size of property – deducted from the security deposit. Only charged where professional cleaning is necessary to return the property to the same condition as at the start of the tenancy.

 

All move in monies to be paid in full within 7 days of an offer being accepted.
